Reservations -Should be made by returning a completed signed booking form together with the deposit payment. Bank details will be sent to you via e-mail from email@example.com for you to pay your deposit directly into our bank. Please call or e-mail first to check availability. CONTACT FORM

Payment schedule -
- 25% of total cost as deposit on booking. Once the 25% deposit is paid this is not refundable.
- 75% of total cost + breakage deposit of £300 due 6 weeks before arrival
Reservations made within 6 weeks of arrival date should be paid for in full at time of booking.
On receipt of the Client's completed booking form and cleared deposit a confirmation of booking/receipt will be issued.
Cancellation by Client - This should be made in writing to the Owner by registered post.
Cancellation policy - From the date of receipt of the Client's cancellation letter.
100% refund for cancellations more than 60 days before check-in.
50% refund for cancellations more than 30 days before check-in
Cancellation by the Owner - If for any reason the Owners are obliged to cancel the Client's booking, all monies paid to date will be refunded in full. This is the limit of the Owner liability.
Heating - Wood burning stoves on the ground floor and electric heating in the bedrooms and bathrooms.
Heating charges - are included in the rental cost.
Hot water - Hot water should be available at all times. Please do not attempt to adjust the water heater. Always refer to the Manager for any adjustments.
Septic Tank – The house runs with two septic tanks. Septic tanks are unlike mains drainage and require special care. It is therefore imperative that nothing other than bodily waste and toilet paper are flushed down the toilet. Anything other than this ie baby wipes, sanitary products, facial wipes etc WILL cause blockages. Such blockages are costly and inconvenient to rectify. Blockages directly linked to mis-use will lead to deductions from your deposit.
Linen - One set of bed linen per bed per rental period is provided. Towels are also provided, but please bring your own beach towels. If you require a change of bed linen during your stay then this can be arranged but is not included in the base price and we do not provide a service for changing the beds during your stay..
Laundry facilities - Automatic washing machine, iron & ironing board are provided.
Cleaning - Equipment is provided. The Client is responsible for leaving the house and its contents very clean and tidy. This includes washing up, cleaning oven, barbecue, basin, baths, showers, WCs, floors, returning all furniture to its original position. If in the opinion of the Owner, the house has not been satisfactorily cleaned, a cleaning charge of £25 per hour will be deducted from the breakage deposit. If you require cleaning during your stay then please ask us in advance so that we can arrange it but it is not included in the base price.
Occupancy - The maximum occupancy of the house (16) must not be exceeded. Infants and young children should be included in this total when stating numbers in party.
Swimming pool - 10m x 5m, open normally from May to October. Cleaning & maintenance of pool is included in rental rates. No unauthorised use of pool equipment. Children must be supervised at all times. No access to pool between the hours of 10pm and 7am except with agreement of the Owner. But most of all have fun in it!
Pets - No pets of any kind are allowed at the Property unless previously agreed with the Owner.
Caravans/tents - Are prohibited on the Property except with the permission of the Owner.
Internet access – Available free of charge and subject of our Internet Access Policy
Changeovers - The changeover day is SATURDAY unless otherwise agreed with the Owner.
Arrival times - After 4pm.
Departure times – Before 10am at the latest.
Keys – Details of the location of the keys will be notified to you prior to your arrival. 3 keys are issued.
Breakage deposit - £300 is payable with final balance 6 weeks before arrival. The breakage deposit will be refunded to you minus any deductions within 2 weeks of departure.
Inventory - Please check the inventory on arrival and let the Owner know immediately of any damaged/missing items. Similarly any breakages/damage or items requiring maintenance identified during your stay should be reported to the Owner. The Owner reserves the right to charge for any broken/damaged/missing items. If such sums exceed the breakage deposit, the Client agrees to pay for replacement of these items in full within 2 weeks of departure.
Insurance - The Client should take out adequate holiday insurance.
Disclaimer - The Owner cannot accept any responsibility whatsoever for any injury or damage to Clients or any member of their party or any of their belongings whilst using the Property.
The Owner shall not be liable to the Client:
- for any temporary defect or stoppage in the supply of Public services to the Property, nor in respect of any equipment, plant, machinery or appliance in the Property.
- for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matter beyond the control of the Owner.
- for any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period and in any such event, the Owner shall, within seven days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.
Every care has been taken in the preparation of these conditions. All details are given in good faith and are believed to be accurate. The Owner reserve the right to change any details without notice.
Law applicable and disputes - The law applicable to this agreement shall be French law and in the event of any disputes that cannot be resolved between the Client and the Owner, the Courts of France shall have exclusive jurisdiction.
Acceptance of these conditions of booking - Completing the booking form implies knowledge and acceptance of these conditions of booking.
Party leader - The person signing the booking form is deemed to be the party leader and is responsible for all members of his/her party adhering to these conditions of booking.
